Building in Hunters Hill: what to know

Hunters Hill is one of Sydney’s oldest garden suburbs, and much of the peninsula sits within heritage conservation areas. In practice that means complying-development shortcuts are generally off the table — most new homes go through a full development application with Hunters Hill Council, assessed against some of the more careful planning controls in Sydney. It is not a fast council, but it is a consistent one: homes that respect the street, the tree canopy and the masonry character of the suburb do get approved.

The land itself shapes how you build here. Blocks step down toward the Lane Cove and Parramatta rivers, sandstone sits close to the surface, and level building platforms are rare. Both of our Hunters Hill homes were built on sloping sites — it is exactly the terrain where suspended concrete slabs and double brick construction earn their keep, giving level living floors and the solidity the suburb’s older homes are known for.

Yes. Our Earl Street project is a Torrens-title double brick duplex, and Leo Street is a single custom residence. Duplex and dual-occupancy controls in Hunters Hill are tighter than in most Sydney council areas, so feasibility depends heavily on the block — we assess that before you commit to anything.

How long does a development application take with Hunters Hill Council?

Longer than in most neighbouring council areas — much of the suburb is conservation area, so complying-development pathways are generally unavailable and new homes go through a full DA. We design to the council’s controls from day one to keep requests for information to a minimum, and we build the approval runway into your program honestly rather than promising dates we cannot hold.
